Why not develop a Market on the First Floor (Fanueil Hall) ,Offices, Galleries, professional space on the second, Art condos and other suites on the 3rd and a ballroom convention area on the 4th.

An anchor store could be placed on the North side. The display sign could be animated and would advertise The anchor and everything in the Mill and around Town.

New windows could be reduced in size and be placed with in the original brick frame work surronded by solar cells; good High R factor insulation could be place behing the solar panels to decrease the current heat loss.

(HD spent a fortune on engineering permits, etc. that Dickinson is planning to use to expedite their process. Any chance of a quid pro quo there? Is HD waiting in the wings?)

The Alternative was (could be):

Below taken from a Letter to City Council against demolition by me (edited slightly for clarity here) based on a converstion between Jackson and myself.

Jackson said that the worst case scenario was (if they went no further) that they were going to make the first floor retail and the upper floors office space and residential.

In a conversation that I had with Jackson (post designation in which he said Lang and Morrisey kept changing the deal) when I mentioned that a suggestion of lack of funding was being bandied about, he was very surprised and even angered to hear that his group may have been being impugned as not being able to capitalize the project and he said that I could put the following into the public domain:

1. They ([UIAI] Jackson/Samuels) agreed to increase the deposit from $50k to $100k at the city’s request (which was beyond the requisite of the RFP).
2. They [UIAI] had put $40k on the Meldon building for a 30 day option with an agreement for an added $80k (TTL 120k).
3. Before the designation the Lang adminsitration then asked [UIAI] for another $200k (nonrefundable) deposit and they [UIAI] said no. (Enough was enough).

They had $50k + $40k already out and additionally to putting out a far more comprehensive proposal which in time and effort is 70k including $39k in architectural fees.

They had spent the money (around $100k) in contrast to Dickinson who had then put out $10k for the city land (refundable) and $15k for the adjacent lot. They wanted the designation first because they were going to be spending more money (on the project) and they felt that the way that the situation kept being re-traded they lost faith that they could trust the city to hold up their end.

They had put in $100k to loose the deal! A deal they offered twice ($1,000,000)as much to the city for.
